I am looking to purchase property in the Baja. Started out looking in Cabo then San Jose and Las Paz.Got sidetracked on the net and noticed Mulege and bay of Concepcion. Looks like a very nice place and appears to be several properties on the river close to the ocean. We are staying in Cabo in two weeks how long a drive is it to Mulege? Is there much crime in that area and what are the costs for property management there? I noticed one property had a destroyed house on it, was it flood or hurricane? Is there any property right on bay for under 200,000? Any help is appreciated.

We have property on the bay, some are beachfront and we would be willing to lower the price so that they were in your price range. One lot has a new house built on it, another lot has a garage, the others are undeveloped. We love the bay, have been there for about 5 years and have never had a problem, the people are wonderful. Mulege has the nicest people I have ever met, it reminds me of San Jose 10 years ago when it was still a nice little Mexican town. Mulege is about a 7 hour drive from Cabo. We were there in Feb. and drove to the river, most of the damage we saw seemed to be from the flood, it was very sad. Our property on the bay was fine, even after the hurricane we didn't have as much as one roof tile missing, solar panels on roof still intact! We seem to be very protected by the surrounding hills. We are helping a lender liquidate several properties on the Bay of La Paz.

All of the properties are water front / beach front.

There are two or three lots left in the $120,000 range.

These are priced about 30% of appraised value and all of a lot of water front.

For an example 28,000 sq ft lot with 500 feet of water front for $130k.
