Well I guess this is a good time to ask some questions about the future of the river parks.

I've pretty much made up my mind that I'm still going to live there, floods or no floods.
If I remember correctly there was lots of advance notice that something bad might happen, the hurricane was tracked for at least a week before it got to Mulege and for some reason stalled there.
24 inches of rain in 24 hours pretty much told everyone something was going to happen.
I've been watching for real estate listings and they are sparse but it looks like the price has fallen dramactically???
How many people have given up on rebluilding???
I heard lots of talk about people having flood coverage on their homeowners policies.
I'm an insurance broker by profession and normally there is never flood included in HO policies.
Does anyone know exactly if anyone actually got insurance money for their flood damage???
Are there any restrictions for someone coming in and building now???
Are there any unusual number of properties for sale now???
Is anything being sold???

Based on prior posts it looks like there were lots of properties that generally survived the flood, of course they had some damage etc but it looks like smart contruction and keeping your investment at a reasonable level could make the risk worth baring.
Personally I would forget about insurance because I doubt the insurance companies are very honorable in Mexico because of little or no Government oversight. They sure aren't worth squat here in California

I want my boat parked in my front yard and parked in the river. I dont know where else to go...

2 more years and I'n out a here.

Paladin: I just got back from Mulege, and the scene varies from park to park. There is a lot of building going on, but there are also many places that are vacant. Jorge has numerous spots available that he is in the process of cleaning up from flood damage. The other parks would bear investigation to find out what is available. Many folks walked away, so places are available, but you might have to build from scratch. I know some friends that are putting in fifth wheels under palapas so they could be removed easily...just in case. The choice of park would be critical, so you should do a complete investigation. (There are some you should avoid). A good place to talk to locals would be The Jungle, a local watering hole on the river. It seems that the real estate scene in all of Baja is booming, and Mulege is no exception. I'd expect the river to be built up again in a very short time. Now would be a great time to talk a week's vacation and explore your options. Putting a boat on the river sounds good, but most folks I know keep their boats on a trailer and put in at the Donation Pier. In the very near future, there will be a floating dock added to the end of the pier, thanks to money raised in the yellowtail tourney, making launching much easier there. It should be there before the dorado tournament later this month. It should also be noted that there is a major effort to clean out the river bank of all vegetation, with deepening the channel to follow. That should ease damage from any further flooding. Checking out the forum before leaving tonight for Mulege and saw your message.

Rebuilding is going well in the Oasis. I don't know the status of properties for sale, but I can tell you that our insurance did pay for the flood. We have insurance from a broker in the U.S. (Lewis & Lewis in Beverly Hills) and the policy holder in Mexico is Seguro Atlas. They paid relatively quickly and fairly. Rates are up this year, but to be expected.

Many places for sale in Villa Maria Isabell. The least damaged of all the parks. Park all cleaned up, Looks Good
